Marketing Developments undertook demand, feasibility and best use analysis of further development potential as well as productivity assessment of current performance, infrastructure, management, merchandising and marketing practices for the largest and oldest shopping center in Central America resulting in it’s conversion to a mixed-use urban district.
The strategic development plan formulated by Marketing Developments restructures and intensifies the overall site into individually marketable and synergistically compatible relationship areas including an urban cultural specialty, an entertainment, a transit station and value, a services and a traditional mall sub area.
Beyond the transit station, the plan adds hotels, office towers and additional retailing. The plan, beyond traditional feasibility methodologies, also assessed competitive dominance thresholds of each use sector to assure the project endurance per the capitalization.
